Arbroath HotelsThe Chauffeurs Cottage and Studio, surrounded by mature broadleaf on a private estate provide a wonderful escape from it all, 5 miles from Arbroath on the East coast of Angus. Both properties have been completely refurbished to a very high standard for 2007.


The Chauffeurs Cottage was originally built as staff accommodation for Kinblethmont House next door. While refurbishing the cottage we have tried to keep its architectural affinity with Kinblethmont House while allowing it complete independence from the big house.

The Studio was probably originally built as a laundry building for Kinblethmont House next door and for some time after was used as a store area. We have now given it a new lease of life as an original high quality self-catering holiday house. We call it ‘The Studio’ as downstairs it is very much open plan with a fresh modern feel and wonderful views out over the mature gardens of Kinblethmont House.

The Chauffeurs Cottage and Studio Accommodation

The Chauffeurs Cottage - Sleeps 6/8.
Ground Floor:
Entrance Vestibule with store cupboard. Downstairs WC,Large Kitchen/diner with oven, electric hob, dishwasher, large fridge freezer,washer/dryer, microwave, toaster and kettle. Large Sitting room with wood-burning stove, comfortable sofas (inc a sofa bed) and digital television. There are several pieces of original artwork displayed in the chauffeurs cottage which are available for sale.

Upstairs:
En suite Bedroom has large double with king size bed, large cupboard, en-suite bathroom with shower.
Bedroom 2 has 2 single beds that can be joined to make a super king sized bed if required. Private Bathroom - next to bedroom 2 has large shower. Bedroom 3 has 2 single beds that can be joined to make a super king sized bed if required. Private bathroom - next to bedroom 3 has a bath.

The Chauffeur's Cottage is well insulated with full central heating.

Unfortunately smoking or pets are not allowed.


The Studio - Sleeps 4
Ground floor:
Entrance vestibule with coat hanging area. Downstairs WC, Open plan area with Left hand side - kitchen/diner with oven, hob, fridge with icebox, microwave, toaster, kettle and washer/dryer. Right Hand Side - comfortable lounge area with sofa & armchairs, television and wood burning effect electric fire.

Upstairs:
En-suite bedroom 1 -Double bedroom with double bed and en-suite bathroom with large shower.
En suite Bedroom 2 - Has 2 single beds that can be joined to make a super king sized bed if required and an en-suite bathroom with bath.The Studio is well insulated with full central heating.

Unfortunately no smoking or pets allowed.

Both cottages have their own private terraces and grassed area with outdoor seating and BBQ. They also both now have wireless internet access.The two houses can be connected to form one large house with 5 bedrooms all with private bathrooms.

The two properties can be joined if required to give a large 5 bedroom and 5 bathroom house - ideal if you are a large party or 2 families on holiday together.

The Studio and the Chauffeurs Cottage share a separate driveway from that of Kinblethmont House with their front entrances facing away from the house thus allowing a degree of privacy for both the cottages and Kinblethmont House.

Things to do
Art enthusiasts will love the original oil paintings of local landscapes displayed on the walls. The surrounding woodland and estate (excepting Kinblethmont house private garden) makes a wonderful extended garden for you to explore while a short walk to the top of Kinblethmont Hill allows spectacular views of the Angus hills and the sea.

There are golf and sandy beaches within 10 minutes drive and the properties are convenient for historic castles, coastal paths, fishing, bird watching and many visitor attractions.

Sporting Adventures
If you are particularly energetic you may wish to climb in the Angus glens, ski at Glen Shee or learn to traction Kite at Lunan Bay!


Wildlife Friendly
Nature lovers will be delighted by the wildlife around the house, woodland birds, rabbits, hedgehogs, deer and red squirrels. 10 minutes away, Montrose basin along with Lunan Bay is a paradise for waders and migratory birds.

Local Art
Art enthusiasts will love to come when there is an exhibition showing in Kinblethmont Gallery. During exhibition weeks, the gallery is open from 2pm to 4pm and offers tea and coffee.

The abbey is very impressive and it and its visitor centre are well worth a visit. A little further away is the university city of Dundee, called the city of Discovery as it berths Captain Scott's antarctic exhibition ship Discovery which is open to the public along with an excellent multi-award winning experience centre. For an evening out Dundee also offers good restaurants, theatres including the Dundee repertory theatre and the vibrant Dundee Contemporary Arts centre and cafe.

Golf
For those interested in golf you will be spoilt for choice with Letham Grange next door and Montrose, Brechin and Carnoustie clubs within 20 minutes drive. A little further afield are St Andrews at 50 minutes away by car and Gleneagles not much further away.

History and Culture
If culture is more your thing, why not visit Glamis castle the legendary home of Shakespeare's Macbeth where you can visit the house and splendid gardens, or the wild ruins of Dunnotar castle in their dramatic seaside setting.

Getting there from the Information Centre
From Arbroath TIC, head along the A92 dual carriageway until you reach the roundabout by Morrissons. Turn left up the A933 towards Brechin. After about 2 1/2 miles you reach a small village called Colliston. Turn right in front of the church sign posted Letham Grange.

Continue along this road until you reach a T junction, turn left and then after about 100 yards , right into Kinblethmont estate. Follow the metalled road up the hill and along until you get to a sign that says 'cottages'. Follow the sign and turn down the driveway signed 'Chauffeurs cottage and the Studio'.


Getting There by Car
From Arbroath, take the A933 road towards Brechin. At Colliston (about 2 1/2 miles) turn right before the church sign posted "Letham Grange". Follow this road to a T junction, turn left and then right into Kinblethmont Estate. Follow the metalled road up the hill until you get to a sign that says 'cottages'. Follow the sign and turn down the driveway signed 'Chauffeurs cottage and the Studio'.


Getting There by Railway

The closest station is Arbroath which is on the main London to Aberdeen line and the Aberdeen to Glasgow line.
From Arbroath railway station car park turn left and then right onto the A92 and head towards the Morrissons roundabout. Turn left up the A933 towards Brechin. After about 2 1/2 miles you reach a small village called Colliston.

Getting there by Aeroplane
The closest airport is Dundee 25 miles, served by Scot airways (London city and Manchester) and Flywoosh (Birmingham and Belfast). From Dundee airport, turn right towards Dundee city centre. Follow signs for the A92 and Arbroath.

Head along the A92. Just outside Arbroath is a small roundabout next to a McDonalds, turn left here and continue until you come to a T-junction. Turn left and then left again onto the A933 towards Brechin.

Getting There by Ferry

The closest ferry is Just North of Edinburgh at Rosyth. From Rosyth head up the M90 towards Perth and then turn off at junction 11 onto the A90 towards Dundee. At Dundee follow signs to Forfar and Aberdeen and then for the A92 towards Arbroath. Head along the A92.

Just outside Arbroath is a small roundabout next to a McDonalds, turn left here and continue until you come to a T-junction. Turn left and then left again onto the A933 towards Brechin.

About Angus
Angus is a beautiful, peaceful county of fertile rolling countryside enclosed by heather covered mountains and unspoilt white sand beaches.


The local town is the old fishing town of Arbroath, famed for its Arbroath smokies which can be seen being hot smoked in the traditional manner at the picturesque harbour. The dominant feature of the town is Arbroath Abbey which is the home of the declaration of Arbroath where the 14th century Scottish earls and barons declared "...for so long as a hundred of us remain alive, we will yield in no way to English dominion..." Perhaps that is why the Arbroath townsfolk tend to be SNP supporters.
