and Peter promise you a warm welcome to their friendly, family run Georgian
Guest House adjacent to the Edinburgh royal botanical gardens.
The house retains many original features whilst offering the modern comforts
you would expect of an AA 4 star rated Guest House; including free guest
wifi.
Built in 1820, the Ashlyn Guest House is a building of significant architectural
importance and is listed by Historic Scotland.
The house was originally the residence of the late John Charles, a factor
of the Hudson Bay Trading Company.
We are very well positioned to take advantage of Edinburgh City centre.
We are adjacent to the Royal Botanical Gardens and just a short walk from
Inverleith Park and the Fettes College.

Our Rooms:
Our rooms are all individually decorated with most rooms benefiting from
either ensuite or private facilities.
Where private facilities are outside your room, we provide fresh bathrobes
for your use during your stay.
All bedrooms have seating areas where possible and include colour TVs,
tea and coffee making facilities and hairdryers.
Single Rooms:
Rooms 2 & 3:
We have two single rooms, one on the ground floor as Room 2
With the other situated on the first floor as Room 3
These rooms benefit from individual sinks within the rooms and share a
separate shower room and toilet located on the first floor.
Please note if staying in room 2 on the ground floor, you will need to
go upstairs to use these facilities. Bathrobes are provided.
Large Family Room:
Room 5:
This bedroom can also used as a twin or large double Room.
This bedroom is the old drawing room of the house. It's a lovely large
room with a peaceful aspect to the rear of the house with 2 large windows
overlooking the garden.
The room has a sitting area and sink within the room. It sleeps up to
4 people with a double and single bed, with another single added if required.
Room 5, has a lovely large private bathroom just across the hall.
Double Rooms
Rooms 4 & 6:
Our Double rooms are all situated on the 1st floor.
Room 4:
This large double, queen sized ensuite bedroom overlooks the front of
the house.
Room 6:
This Standard double, ensuite bedroom has a peaceful outlook over the
garden.
Twin Rooms:
Rooms 7 & 8:
Both of our twin rooms are situated at the top of the house, 2 floors
up.
Room 7:
Overlooking the garden, this room has a quiet outlook, again with 2 single
beds
and a private shower and toilet, just 2 steps across the hall.
Room 8:
Room 8 overlooks the front of the house and has two single beds,
a comfortable sitting area, and an ensuite bath with shower attachment.
Guest Lounge:
During your stay at the Ashlyn Guest House, feel free to use our cosy
guest lounge which has books, games, free guest wifi and local information
for you to peruse at your leisure.
Breakfast:
Breakfast is served in our dining room at individual tables.
Monday to Saturday from 08:00 to 09:00
Sunday from 08:30 to 09:30.
Local Attractions:
The Ashlyn is uniquely situated midway between the centre of Edinburgh
and the Royal yacht Britannia, while the Botanical Gardens are on our
doorstep.
Below we list some of Edinburgh's many attractions.
Edinburgh Castle is the most popular tourist attraction
in Edinburgh. Dominating the skyline with majestic views over Princes
Street and the impressive gardens below, this former Royal residence is
steeped in history.
The spectacular fireworks display against the backdrop of the castle at
the end of the Edinburgh Festival and on Hogmanay are the most eagerly
awaited events of the year.
Arthur's Seat an 825 foot high extinct volcano is one
of Edinburgh's most distinctive landmarks. There are several paths to
the top of the volcano which, although fairly arduous are well worth it
for the magnificent views. It is said that on a clear day you can see
right as far as the hills of the highlands!
The Palace of Holyroodhouse is open to the public most
of the year and is a popular spot for visitors.
Dating from 1498 when it was built by King James IV, it has been closely
associated with royalty ever since and is still the official residence
of Queen Elizabeth II when she is staying in Scotland.
The Palace is set in the vast splendour of Holyrood Park which is worth
a visit in it's own right.
Edinburgh Princes Street and George Street are the places to
be for Shopping. We are only a short bus ride to Princes Street, one of
the world's most famous shopping boulevards.
With its impressive range of smaller shops and department stores, Princes
Street is almost guaranteed to leave you with tired feet and an empty
wallet!
There is so much more to shopping in Edinburgh though, and we highly recommend
you also take a walk up the Royal Mile and the Grassmarket area where
there are many quaint and specialist shops waiting to be explored.
The Edinburgh Military Tattoo draws viewers from all
over the world. Many come to see and hear the Scottish Regiments with
their haunting Pipe Bands but there is also a vast array of other military
regiments on show from around the world.
This event is a truly spectacular fanfare of military showmanship both
past and present.
Royal Yacht Britannia is one of Edinburgh's newest and
yet most popular attractions, is berthed at Leith docks.
It has now been turned into a museum.
The public can now walk around this grand vessel where until only recently,
Royalty travelled the world entertaining heads of state.
Golf Around Edinburgh:
Edinburgh is an ideal base from which to visit some of Scotland's most
famous golf courses.
Gleneagles, Carnoustie and St Andrews are all within a couple of hours
drive.
Edinburgh also has some well known and some less well known courses that
you might want to visit.

The Muirfield - Honourable Company of Edinburgh Golfers is the oldest
golf club in the world with continuous records from 1744.
They began in Leith Links, in Edinburgh, moved out to Musselburgh when
the Links became too congested and then to their present home at Muirfield.
Often voted in the top five courses in the world and some say it is number
1. Muirfield isn't your typical links which pleases well travelled Americans
but its defence lies in the bunkers and rough.
Braid Hills No.1 Course is well known to the locals, in fact we probably
take it a bit for granted.
If it's a nice day take a camera, as you'll regret it if you don't.
The Braids offers a great days golf against a stunning backdrop of Edinburgh
city. It's worth a round for the scenery itself. The excellent golf course
is just an added bonus.
Directions:
The Ashlyn Guest House is located just over 1 mile north
from Princes Street.
Buses 23 and 27 run every 5-10 minutes from just outside the door and
the journey time is about 5-7 minutes, or a pleasant 20 minute uphill
walk through the historic 'new town'.
The centre of Edinburgh is now a restricted parking zone. As a result,
the immediate area surrounding the Ashlyn Guest House is subject to parking
restrictions from 07.30 till 18.30 weekdays only. All restrictions are
lifted from 18.30 Friday evenings till 07.30 Monday mornings.
However, free parking is still available within a 5 to 8 minute walk from
the house.
For guests arriving during the week by car, we suggest you stop outside
the house to drop off bags. We will supply a map showing the free parking
areas.
For Guests arriving by plane, a taxi from Edinburgh airport will cost
around £20 or you can catch the airport bus (Service 100) into the
Centre of Edinburgh, followed by a short walk to Hanover Street will take
you to the northbound service 23 and 27 bus stop.
Just ask the driver to let you off at the 1st Goldernacre stop. We are
just 30yrds further on from the bus stop.
