We
are a private-house Bed and Breakfast, offering 2 guest rooms, 1 family
and 1 double, in our late-Victorian family home.
We are situated approximately 1.5km south of the city centre in a peaceful
residential area, with Edinburgh Castle and The Royal Mile being an easy
25 minute walk past The Meadows and Edinburgh University.
Or you can take a short ride on the city bus service which passes our
door every 20 minutes.
We have several excellent local restaurants which are always popular
with our guests, within 5 minutes walk of the house.

The family room, shown here with twin beds, can also be made up as:
- double bed only (6ft wide), or double + single fold-down, or double
+ two single fold-downs, or three singles.
The guest bedrooms are both on the ground floor, with easy access, and
each has its own adjoining lockable en-suite shower room.
Each room can use our WIFI, and is equipped with cable television, radio,
tea/coffee tray and hairdrier. Guests are given their own house-keys,
and have access to their rooms at all times.
Breakfast can be continental, English, Scottish or veggy, and is served
in the dining room, or on the terrace when the weather is fine. Please
note that we are a non-smoking household.
Your Hosts:
Prior to running the B&B, Alison was a music teacher, Peter was a
software writer. On retiring, Alison trained as a psychotherapist, and
now has her own practice.
The flowers which greet you in the hall and bedrooms are her contribution
to the Bed and Breakfast, while Peter does the Bed and Breakfast fulltime,
and attends to the constant demands of a 130 year-old house.

Bathroom:
Each guest room has private en-suite facilities with shower; we also offer
a guest bathroom adjacent to the rooms, with a Jacuzzi bath. There is
no charge for a bath, but there is a charge of 4 pounds for use of the
spa facility.

Laundry:
We offer laundry facilities - a top loader (cold), a front loader (hot),
a large tumble drier, and a permanently-up iron, in our purpose-built
laundry. There is a charge of 5 pounds for a wash and dry.
Terrace:
May be used by guests either for breakfast or for a bring-home supper.
The house has central heating throughout. There are garden grounds on
three sides, and off-road parking for guests cars.
Enjoy a delicious breakfast on the terrace.
The garden room, which is double only with a standard 4ft 6in bed, looks
out onto the terrace and garden.
Directions:
If you are coming from the south, recommend M6/M74 to Moffat, then A701
to Edinburgh. At foot of Liberton Brae, fork left to Mayfield Road.
