city centre.
Built in the 1920's, we have retained the best original features of the
Bed & Breakfast, whilst still providing modern en-suite bedrooms that
overlook our tranquil garden to the rear of the house.

Full or Continental Breakfast is served in our Garden Room, a spacious
and inviting room, overlooking the garden to the rear of the house.
A key is provided to the separate Guest Entrance and the premises are
Non-Smoking.
Breakfast: Our Buffet table offers Juices, Fresh Fruit,
a selection of Cereals, Cheese and Yoghurt. Full Scottish Breakfast cooked
to order and Vegetarian options are also available.
Parking: There is free, unrestricted parking in Orchard
Drive and the surrounding area. Private parking spaces are available by
arrangement only.
Location:
The Bed & Breakfast is located 1 mile north of Princes Street
at the centre of Edinburgh and you can comfortably walk to the city centre
in 15 to 20 minutes, or there is a frequent and reliable Bus service.
There is free and unrestricted parking outside the bed & Breakfast
in Orchard Drive and the surrounding area.
We are close to Murrayfield Stadium, the Gallery of Modern Art, the Dean
Gallery, Edinburgh Zoo, the Royal Botanic Gardens and of course, Edinburgh
Castle.
Fashionable Stockbridge, with its many shops, restaurants and bars is
just a few minutes walk away from the B&B.
The B&B is conveniently located near to Edinburgh Airport, the Bus
Station and Waverley & Haymarket train stations.
GETTING HERE:
BY ROAD From Edinburgh Airport Head East along A8. At
Maybury Traffic Lights branch left towards Barnton. At Barnton traffic
lights turn right following signs for city centre.
Follow road (1.5 miles aprox.) to Craigleith traffic lights (filling station
on right, Retail Park on left). Straight through lights and Orchard drive
is the first turning on your left.
From North (Forth Road Bridge) Head South following
signs for city centre. At Barnton traffic lights head straight on along
Queensferry road for (1.5 miles aprox.) to Craigleith traffic lights (filling
station on right, retail park on left). Straight through lights and Orchard
drive is the first turning on your left.
From West M8 Follow signs for Edinburgh Airport and
follow directions above. From South Find your way on to Edinburgh City
Bypass and head West.
At Gyle roundabout (at end of Bypass) turn right towards city centre.
At Maybury Traffic Lights branch left towards Barnton. At Barnton traffic
lights turn right following signs for city centre.

TAXI 10 minutes in a taxi from Haymarket and Waverley
train stations. Regular bus service from Queensferry Road from and to
the city centre.
