Located on 50 acres of working farmland between Grantown on Spey and Tomintoul on the stunning.
30 minutes from Aviemore and 45 minutes from the wildlife of the Moray Firth.
The property is frequently visited by herds of deer and even the elusive Scottish wildcat.
Newly renovated in 2009, the accommodation offers a choice from The Mill (sleeps 4+1), The Grain Store (sleeps 4+1) and The Cattle Shed (sleeps 2).

Activities

Locally available are trout/salmon fishing in the River Avon (we have two rod permits on request). We are at the start of the Speyside Way, and are minutes away from lots of great walks on the Glenlivet Estate.
Good mountain biking nearby and just 10 minutes drive from the Lecht Ski area.
20 minutes from the Osprey Centre at Loch Garten and just 30 minutes drive from activity-packed Aviemore. Tomintoul is two miles away and boasts two good pubs, a great restaurant, an art gallery, and a café, not to mention the world-famous Whisky Castle.

Directions

Getting there from the Information Centre

From Tomintoul, head on the A939 towards Grantown-on-Spey.
About two miles after leaving the village, follow the road round to the left, crossing over the River Avon.
Around 1/2 mile after crossing the river, take the next minor road on the right.
Follow the track downhill and ignore the right hand turning where the road forks.
Continue uphill and into the farmyard.
You will now see Balneden Steading up on the hill infront of you.
Carry on through the farmyard and as the road bends to the right, turn left through the gate.
Your holiday cottage is about 300 metres up the hill.

Getting There by Car

Head up the A9 north towards Inverness.
Go past the turnings for Aviemore and take the turn off for the A95 towards Grantown-on-Spey.
When approaching Grantown, bear right at both roundabouts and stay on the A95 heading towards Keith & Elgin. After 1/2 a mile, take the A939 towards Tomintoul.
Stay on A939 for miles until you pass through Bridge of Brown.
As you leave Bridge of Brown you will cross over a cattle grid.
1/2 mile after the cattle grid, take next turning on the left down a single track lane.
Follow downhill and ignore the right hand turning where the road forks.
Continue uphill and into the farmyard.
You will now see Balneden Steading up on the hill infront of you.
Carry on through the farmyard and as the road bends to the right, turn left through the gate.
